Advanced Alert - Temperature

I'm trying to setup an advanced alert that will email me when our switch temperatures go above 40c. I have setup a custom poller to poll the devices for this information but can't seem to get an alert going for this. Any documentation out there for this?

Not sure about official documentation in this. I have it working though. I've attached screenshots of how I configured mine. make sure you hit the "type of property to monitor" drop down box under the trigger condition.
