Real time Process monitoring and alerting

Have a server that is constantly spiking in memory and CPU and I'm not able to tell which process is causing it.  I am not able to click on anything to get the real time process name/percentage.  The top XX doesn't help me because it's generally not when the actual increase occurred.  Does anyone know how I can set an alert to tell me when for example my memory is at 90% and what process is causing it?
