That is most certainly the root cause of the problem. That node does not necessarily need to be managed but it should be accessible via RPC to collect the necessary information about the mailbox statistics. This information is only available from the Hub Transport server.

You can try and rebuild the performance counter by running "lodctr /R" on the machine with issues. I'd also verify it's not a permissions issue by trying again using the local administrators credentials and see if that works.

I think is on the right track here. I would suggest doubling or even tripling the value for polling frequency and timeout with the assigned application from 300 seconds to 600-900 seconds to see if this resolves the issue. It's likely taking a very long time to enumerate all of these files via WMI.
