Memory monitoring / alerts for RHEL KVM

I am using NPM to monitor my enclave which consists of RHEL 7.6 KVM hypervisors and the memory polling is completely off. I am hoping to gain a better understanding of configuring the polling so my numbers are more accurate.

For example:

I will continue to get alerts regarding memory utilization on this server because i believe NPM is polling the "free" value vs "available"

[wkimball@jetty ~]$ free -h

                       total        used        free      shared  buff/cache   available

Mem:           502G        254G        4.2G        2.6G        243G        240G

Swap:          5.0G        834M        4.2G

As you can see we have 243G reserved for buffering / cache and 240 "available" and my alert will report 98% utilization. I love NPM and its been a very helpful tool but this is driving me crazy!!
